Hickman Road, also known as US Highway 6, is a four lane divided east-west corridor that carries significant traffic volume. It has a storied history as one of the few highways that crosses the entire state of Iowa. It is also the route of the Raccoon River Valley Trail, an off-street, multi-purpose trail with regional significance running along the north side of Hickman Road. The prominence of this road corridor makes this district a service center for Waukee and the surrounding communities. The market forces have already moved towards such a pattern of uses, with a 92,000 SF $15,000,000 Hy-Vee grocery store that opened in 2014.
